What is the protocol if someone forgets their phone? How do they access their unit?

We also use smart locks. Its a regular lock that your able to rekey yourself using a small pin tool. Its super easy and my leasing staff is the one that rekeys apartments.

Purchase several new locks. Randomly rotate them with move-outs on the property. Track through a secure key system of your choice. I use HandyTrac. This system has not failed me in 22 years.

Not a bad idea. We have 20 properties in on block of neighborhood, so we need to make sure that the keys are not too close together. We also use a master, so I think that adds a kink in the process.

We got away from masters years ago. The liability is way too high if one were to be lost, stolen or mis-used.

We use Miwa. Key fobs. You make the residents fob in the office, set it to expire a few days after their lease. Let them know that though, they will need to come in to have it reprogrammed when they renew.

If a move out doesn’t turn in their keys, you can shut it off remotely or when you program new key fobs to the lock, the old ones are automatically cancelled.

With this though, you will need a new lockout system. Because locksmiths damage the locks. So you should have a key holder on site to do after hours locks outs cause they will happen.

We use the Saflok system. It's an investment upfront, but man it sure makes things a breeze on the back end. We never have to rekey apartments now - it's all done with their electronic keys! Also, it allows us to do lock audits so if we get accused of stealing something we can show them we never entered the apartment. Tons of advantages to it.
