We have a unit that has an odd smell. It’s not a dead animal, it’s not a plumbing, sewer or previous pet issue. It does smell “organic” though. Unit has concrete floors and brick, so fairly easy to clean. I’ve even pulled the refrigerator out thinking it could be a Freon leak. It’s so strange. Almost like a cat litter smell, but different. We have tried everything. New tenant moves in 10/28 and I’m concerned. Thoughts?
In Dalllas, TX, we are required to have recycling at our properties. Funny enough, we recycled before the mandate. Anyway, we use a 3 or 4 yd container serviced by WM that is clearly marked “recycling” yet tenants continue to throw non-recyclables in the container. We pass thru the charges to...

PM's and Maintenance Supervisors: How do you keep track of your serial numbers when adding appliances to units during renovations? Traditionally, I've kept them in a file cabinet that is assigned to that specific building and unit, but there has to be a better way that is online.

Looking for suggestions for long-range tracking devices for the safety of our staff when escorting new prospects. I'd rather them not use their phone as a device, but instead consider something like Tile, which they can keep with their keys. Any advice is appreciated.

Our properties (Dallas TX) were damaged in flooding that occurred on August 22, 2022. Our neighborhood received 15" of rain in about an hour and the storm sewer and sanitation system couldn't keep up. It has been a heartbreaking experience to see so many of our beloved tenants torn out of the community, their lives in shambles. I ask that you pray for our community and those affected (53 tenants at this time) and also encourage you to encourage your tenants to add flood insurance coverage. Most renters policies do not cover flood, and these folks are starting over with nothing.
Pictures show spaces that received as much as 4ft of flooding INSIDE the unit and the force of the water, that bent our steel door in, towards the building. Kitchens were torn apart, walls pushed like paper and more. Google "fair park flood dallas" and you'll see news articles.

How do you handle an applicant that is a dud?
Applicant A has a credit score of 733 (awesome!)
Applicant B has a credit score of 520 (boo!)
Company policy is 650 or higher.
I know what our policy is in this scenario, but I'm wanting to find out what your policy is to see if we should consider something else for our future policies.

We've been using a locksmith to rekey the tenants cylinders between moveouts for 40 years. I'm sure there are better solutions available and want to ask what your experience has been?
