The greater of: $50 or 5% of one months rent on the eighth of the month. Before they change the law, it was $50 on this morning of the sixth, and $10 every day there after.
10% of the balance due, or 10% of the total rent - which ever is less - so if they owed $2300 but their rent was $1700 late fee would be 170 - if they owed 350 and rent is $1700 the late fee would be 35
We have tried both fixed late fees and daily late fees. We found once the fixed late fee hit their account, then they would just drag their feet on paying -- they paid when they got around to it. We have BUILDIUM for our management software now. We switched to daily late fees -- they get an e-mail every day until they pay their rent! It seems this has helped get rent into the checking account faster, and not drag it out all month.
Must be nice in North Carolina we can only charge a late fee of 5% of the base rent only. However there are no additional late fees assessed nor can we charge late fees until the 6th.
Reading through all the comments before responding, I miss these fees. I am now in unincorporated Cook County, Chicago suburb. June 2021, new laws stated $10 on the first $1,000 and 5% on the balance. It’s a joke so each late fee has to be done manually. And we can only charge what the background check costs…. $12.00.
