Is there something you do with your team everyday to help encourage them or get them excited about their job? I am looking to implement something intentional that is motivating. I want to do something fun and that they will look forward to.
Example: a game or spiff ideas or anything else you do at your company that is fun and motivating!
Mine might be unconventional but…I really like to encourage my team to complain in the morning meetings about things. I do it in more subtle ways then “okay what are we upset about?” But it’s pretty obvious when there are things bothering them about their work day.
Giving them a safe space for them to air out little annoyances and asking them how I can help makes a huge difference. Takes some weight off their emotional shoulders so to speak.
I also use my own pocket money to get donuts or lunch for my team when I know they’ve all had a stressful week (our property is being sold, so lots of those lately!)
The best foundation I’ve found is building a work environment they feel supported and like they don’t have to have a smile on their faces everyday in the privacy of our meetings. Have fun with the bad stuff! Joke about the hiccups, normalize mistakes (but don’t let it derail the uplifting parts of the day, change gears after it’s been aired out!)
Building off of that - Brene Brown is a huge resource for me and perhaps something of hers will resonate with you since every team is different! My team does really well with some relaxed conversations before the work day starts.
We have a really great commission and Bonus structure that is paid out weekly. I'm looking for more of something that is fun or something they will look forward to.
When we have snowfall and the maintenance team has to come in for snow removal, they earn a challenge coin with the name and date of that snow storm on it. They also have to wear a reflective vest during snow removal. We had trouble getting the guys to wear them, so we started making patches they earn for working a full snow season. Now they can’t wait to wear them so they can show off their experience
Have a meeting where you don't tell them what to do or dole out expectations, but just have everyone share something that went well for them that week. Can be work related, but doesn't have to be. It breeds positivity and good feelings.
Once a week I treat them to Breakfast or lunch. Creating a Tic Tok is always fun. Group pictures. Dances. Casual Fridays - we walk the units and do a property wide trash pick up on Fridays anyway so we wear jeans and sneakers that day.
Simple things work. I always try to have fun. Praise and acknowledgement goes a long ways. I use to get a bell and put it on the leasing agents desk, when they got a lease they rang it, no matter if my door was closed and I was knee deep in reports I would yell and holler like a crazy person. And the sound of their laughter was priceless !!!!
Of course a few false alarms when kids got the bell and I still cheered made them laugh harder lol
Lot of layers in that question. Most answers so far are on the money. Respect. Appreciation. Gratitude. Thanks. Listening. Providing Resources. Those are all foundational and when absent no gimmick slogan team building event can overcome.
Do you go great each employee, or are they expected to come to you ?
When you ask, how did yesterday go, are you able to help solve issues ?
How often do you say thank you for taking care of ABC, xyz at unit ####.
When you ask, what does today look like, are you able to help solve issues, provide resources, coach solutions ?
If resources are lacking, how do you guide a solution ? Do the best you can is a cop out and let's employees know not good enough is all that is expected.
How often do you remind each role, what you do matters for our residents. The positive can do spirit gives residents confidence we want to meet their needs.
I start off all of my managers meetings with 2 truths and a lie- usually it’s ridiculous things about myself and they always laugh and it lets them get to know more about the real me and not the boss me. Whoever gets it right I Venmo $5 for a cup of coffee… it’s more team/trust building/ice breaker to kick off our meeting but they seem to really like it
I also reward them- I’ll set silly goals like “first team member to get 3 positive reviews, get a photo helping a resident with some thing out of the ordinary to post to social media and get a lease/complete 10 work orders” gets a $25 Amazon GC on me
We had fun doing a scavenger hunt on the property and they had to take photos to document the items, such as take a picture with a resident walking their dog. My team had a great time. I also filled a treasure box with all their favorite snack items and I set small goals for them to earn a snack. This worked really well.

One of my old RPMS would buy an expensive gift or large gift card... everytime someone got a lease it went on their desk... the day and moment she randomly called, whoever had it on their desk Won it! We were motivated for leases so it would be on our desk in case she called!
I have recently implemented a compliment box and sent out an email blast to the residents to participate. Once the month is over whoever has the most compliment cards will be the employee of the month and will get rewarded with a gift card. Also, I recently started table talk cards that have questions on them and I get the team together to play for a bit. It helps in building moral and also teaches you things about your team!
I think its best always have great communication with the team and know their goals. All team members are motivated differently so some may want words of encouragement, gifts, money, time off, etc. I think tailoring items to them and catering to all is best. Team outings help a lot. I do a quarterly employee just for my site. I have offered 5 free day off plus a 1000$ southwest gift card if we achieved X. People just want to be happy and know they are appreciated at the end of the day.
