Happy Thursday! I am wondering what Property Management Software you all are using, and what your take on their product is (what works great and what doesn't)… We have a mix up of manufactured homes communities, RVs, and Apartments. I would love to hear what you use and also if anyone else has manufactured homes and RVs.

The property I am currently at uses OneSite. As a resident I have used Appfolio, and as a property manager have also used Yardi and Boston Post. So far, Yardi has been my favorite.

Buildium. Pros: software does 85% of what I need it to substantially better than any solution I'd come up with; tech support is largely very very helpful. Cons: people who have been assigned to work with me (onboarding, customer satisfaction manager, etc.) have shown nearly no investment in my success. This isn't an issue since I tend to problem solve on my own pretty well, but if I needed much hand holding I don't think I'd get anything done with Buildium's support.

I was testing rent manager and camp spot, both didn’t work for my needs, so we are moving to yardi breeze. I have 4200 mh/rv sites.

I should also say - I’ve used Yardi for years and can say Breeze is so much better than Voyager. Very clean product, easy to use.

Campspot did do a great job of outside marketing to gain additional reservations.

AppFolio is amazing! It’s super user friendly and has an app for your phone giving you access 24/7/365. I’ve used it to manage single family homes as well as multi family communities. I love the online application, e-signature leases, and the ability to easily track work orders. Residents like it too! They can pay online, submit work orders, even send us text messages (which generates an email to the PM). All communications are saved in the resident’s profile including texts and emails. There’s also a notes section that I use to document phone and in person conversations. If you’re looking to go paperless, AppFolio makes it so easy!

I’ve previously used Rent Manager and Yardi…AppFolio is far superior to both. I found Rent Manager to be very basic. Yardi is good but certain things (like generating certain detailed reports) are far too complicated to be useful. Yardi also doesn’t allow transactions to be reversed so if you accidentally post a charge you have to correct it by posting a credit. In AppFolio, you can reverse charges completely keeping your ledgers tidy. You can also edit payables and receivables if needed (or again completely reverse these if you make a mistake). AppFolio doesn’t really let you make mistakes either - for example if you enter the same invoice number twice it stops to make you double check what you’re doing. If you didn’t type in a required field it doesn’t let you proceed - for example when creating a vendor file, the tax ID number and insurance information is required. No tax ID number - no payment! No more chasing people for their w9 (my previous boss would just pay people without setting up vendor files and it was an accounting nightmare! No record of the invoice…just a check written for the work and so many people hung up on me when I contacted them asking for a w9 after the fact)

they have the best software for Loans, Sells, Lot rentals, etc and we don’t use it normally.

Onesite/Realpage is great because they integrate with the majority of other platforms! SmartRent, ActiveBuilding, Yieldstar or LRO, Knock or ILM, the list goes on!

Rent Manager was actually created initially for RV parks, so I would imagine they have the best solution for them on the market. Rent Manager is also super customizable and robust. It’s a very full-service product that fully syncs with dozens of other products, provides a great resident experience, and has amazing customer support (if you pay a little extra for their premium support, it’s light years better than any customer support I’ve encountered elsewhere). It’s not always the most intuitive, so you would want training. I would suggest doing as many demos as possible of the various products. This is the only way to know what’s best for your needs. Take your time. Ask the reps a ton of questions. And demo demo demo. Good luck!

I have used One-Site, AMSI back in the day, and using Yardi now. Yardi is the way to go.
