Has anyone had luck getting fake reviews removed? I have a resident mad about a trash violation from a week ago. Since then they have created over 10 fake accounts and left horrible reviews about me and my Assistant. As soon as someone leaves a real review that is good he creates another fake and leaves a bad review.

We've had luck getting multiple people to flag the review for harassment.
Google may also just remove them - they just restricted their review parameters to try and cut down on fake reviews like this
Same here. And we also respond with “we don’t seem to have you registered as a prospect/resident, please contact the office so that we can straighten this out”
You can always report reviews as spam or depending on what he’s saying you can report with personal information. More than one report can help too. But at least reply saying you’d love to address the concerns but can’t find them in your systems. Ask them to reach out directly to the manager. Etc.
It’s ok to call it what it is in the response, in a professional manner. For Google l, I always view the profiles to see if there is any other review activity. I’ve switched off reviews on Facebook due to bots and slow response from Facebook to remove.
My best bet has been contacting the person that's upset, letting them vent, explain our side in an empathetic way and asking them to sign a mutual settlement agreement where I remove the violation from their record, any fees that were imposed and they remove the reviews.
Though your solution is good why reward those who shout the loudest? He was in violation and because he is being a "Karen" he gets fees removed when others who accepted the violation would not.
I would send him a cease and desist letter.
It's not a reward. It's an opportunity for expressing frustration at the right entity, for healing and for mending the landlord/tenant relationship. It not always works so a more forceful tactic must be used such as a cease and desist but why not start with a softer approach?
When lease renewal time comes around, just don't renew his lease. Give him the standard 30/60/90 days (whatever your state laws or lease states) notification that you will not be renewing the lease. We have done that with problem tenants in the past. You should not have to put up with problem tenants like this!

I inherited a ton of fake reviews at my former job and needed to get rid of them quickly. The former COO of my old company paid to get reviews. (I know...NOT GOOD.) You can report each review one at a time, or you can engage with a service. Simply lookup "removing fake (or paid) reviews." Make sure to vet the service to ensure they deliver what you need and check their reviews. (ha) There are reputable services that can take them down for you. I'm sorry. I cannot remember the name of the service we used.
Google is near impossible. I even responded the the "fake " review 5 times asking to help or identify themselves . Google won't remove even seeing my professional, Polite request. Seems the honest business person is guilty by the consumer before innocent. Horrible
I respond to every review, and call the person out if I do not have a record of resident by that name. I have received negative reviews about me directly and focus on the content rather than the personal attack. I want prospective residents to know that we are responsive and that we have either already addressed the issue/matter or are willing to take the time to address the it now that it has been brought to our attention. I also flag the review so that it will hopefully be reviewed and removed.
Yes, many times. However, it depends on the platform. If the reviews name you or your assistant, may very well be a violation of the terms and conditions of the platform.
I have been successful at sending the platform a demand letter to remove the slanderous comments and any identifying remarks that name team members.

I love what Shannon Clark wrote about tactfully calling them out. Also, not sure if this person is using Google but it is a violation of Google's terms of service to create fake accounts for this purpose. I have a love note to residents who do this, if you're interested.
