A lot of factors to be considered. Old rule of thumb is 100….but I’m not a fan of the one size fits all properties theory!!!

To add the more amenities the more maintenance you need. I like a 60-75 idea better!

I agree. Depends on the age, condition and busy-ness of the property. We have 425 units, we have 5 in maintenance- could always use more. Our office, we could use 5. We have had 4 or less. It’s grand central station.

A full time PM costs minimum $80k with typical benefits. Larger community $120k
Maintenance leader is at least $80k with healthcare plus plus benefits in metro areas.
How will they add $150k of value back to community ?

It depends on other factors, but depending on the type of property, age, and class I would say anywhere from 60-100 doors for a full time

I had a tax credit property with 88 units. Full time GM, part-time/shared MS and part-time Porter. Worked great!

We own and operate 83 units, 8 of them STR's and we do it with no employees, just my wife and I. Sure we hire people to paint, install floors, etc., but we do everything else ourselves.
