Of course we can always ask for bigger paychecks but out of curiosity, what are some things your company has implemented? If schools are out for a holiday (not teacher work days, but actual calendar holidays) I think employees should be off also - it shouldn’t be dependent on occupancy or goals

Every company I’ve worked for requires you to work Christmas Eve and Good Friday , even New Year’s Eve- unless your numbers were at their goals

It's always nice to get to know your employees and provide something they actually like or enjoy. Concert tickets, gift certificates, pedicure day and so on. Our company recently added a mental health day for all employees. Once a month we get a paid day off for mental health.

Answer the question why are people leaving.....solve for that first. A pizza party and monthly cupcakes won't make up for weak culture workplace environment.
Then ask, what else can we do to make people excited about working here. Those are universal whether people are leaving or not.
Do people have resources tools to succeed.
Do people have the chance to grow in skills knowledge responsibilities and rewards.
Are people respected and regularly recognized for ideas and actions ?
Does staff feel appreciated by owners leaders ? Words matter more than special events.

I do employee outings like bowling… I have vendors donate funds. My company does a lot for their employees but one event I really liked was a family picnic and we also have leadership conferences that are a ton of fun!

Properly staffed community is the biggest problem solver.
I’m retired from property maintenance, in my time I’ve seen under staffed properties become distressed very quickly. The owners and upper management see this but do nothing to alleviate this except put more pressure on field level employees.
Do away with bonuses from top down. Why give executives 10% bonus on a salary of 150k and field level 1% on 40k. This should be switched, 4k to the field employee means a lot more than 15k to executive. Companies are not losing upper management because of pay, just lower people.
Companies advertise for Top Talent in maintenance making $18 per hour. This position will be filled but with less experienced person which hurts the other people on the team.
It’s like advertising for a president with Top Talent but paying only 65k, hard to fill, but someone will apply and the executive level will be in disarray.

I know working for a vendor is different, but we just went through a ton of employee feedback and now we are getting fully paid healthcare at no cost and expanded employee perks related to mental Healthcare, and plenty of other nice perks for those that wouldn't likely pay for those on their own.

4 day work weeks/ longer weekends , no more 9-6 schedules (this limits the employees ability to handle possible bank runs , or errands to just weekends which may not be available on weekends), more pto , 2 weeks a year is not enough pto to enjoy life or enjoy family , no more mandatory weekends, birthdays as a free paid day off , for those with younger families , summers are hard for them because now the kids are out of school , so they have to juggle more , so allot time for that across board to all employees tho not just ones with children . Better bonus structure for the lower level (field employees) , why should the management get the bigger bonuses when it’s the field employees putting in 100% of the effort, for those of you with staffing issues , stop harping on what they didn’t get done and start appreciating what they did get done after all they are stressed out too , and maybe get out there and help them run tickets , like filters, bulbs, toilet flappers, smoke alarms etc…., this list can go on , however I think it’s long enough with a lot of ideas

Actually encourage people to take time off. So many companies worry more about who’s going to handle the day to day office stuff and inadvertently create an environment where people feel like they can’t take time off. Or even two days off in a row. It’s great to offer time off but actually encourage people to use it.

The best thing you can do to ensure the health and happiness of your employees is to FULLY staff them. Stop running skeleton crews. Fully staff your props and you'll have happier employees which means you'll have happier residents because your employees will have the emotional capacity for better empathy skills in customer service and problem solving. Fully staffing your properties is the quickest and best way to do it. Without full staffing, everything else is just a bandaid or PR campaign.
