Out of curiosity, when a vendor has given you their sales pitch, what are some things that were off-putting?

Out of curiosity, when a vendor has given you their sales pitch, what are some things you've experienced in the past that were off-putting? For example, maybe they used terms that weren't multifamily friendly (tenant, complex, etc) or weren't personable, etc. Any feedback is appreciated, thank you!

It doesn't matter who owns the property, and it doesn't matter who my boss is. This is MY property. I'm responsible for everything that happens here. I can choose to be an open door or a brick wall. Understand that and you'll be fine.

Cover what you need to in your pitch but then when there are questions don't cut off the property manager. let us get our questions out and if we need to go further in depth on a topic (ie a special scenario) indulge us and don't dismiss it as "that's uncommon". It may be, but we need the answer to be prepared
