1500 unit work-force property, seriously deferred maintenance interior and exterior. Management has a poor relationship with residents due to lack of maintenance and poor customer service. Enters me within 9-months... 100% staff turn over, new investment partner, and it's time to clean this place up. We're still short staffed 6 people office and maintenance with no prospects.

I've been doing this for awhile and this is usually my forte but I'm feeling lost as of late and need some inspiration. Looking for out of the box short term solutions to work towards the long run. Please tell me any and everything; going to back to basics. I feel like I'm missing something so simple, this is my most challenging project yet.

Regarding employees - flexible schedules? Maybe different hours than traditional to attract different talent? Staggered maintenance of 4-10s instead of 9-5 5 days, that way they get 3 days off in a row, etc.

reach out to temp agencies that may be able to help you fill the office positions while you wait for applications, or you find that they do great work and you want to hire them. Get a banner for the property outside that states its under new management if it is- or reach out to your regional to see how you can advertise that there has been a management team change. A lot of times people will start reconsidering a property if they know the old problems are no longer in the apartments. Host a resident event to introduce yourself and get the residents out and about.

Don’t over promise. If it won’t fixed within 90 days say that. Easier on you in the long run.. tell residents before they ask. Maybe a monthly plan/progress newsletter.Disconnect on weekends and drink

I would love to know how you turn the resident around. I am currently on a property with major construction. Exterior building that affect occupied sunrooms.... great location and rent is far lower than xomps.

I am not sure where this property is located, but you might want to check with Adrian Danila @ Lessen for possible outsourced facilities solutions, Maintenance, repairs, turnovers, etc.. He is a respected multifamily facilities professional on LinkedIn.

You probably already know this, and I think some here have alluded to it, but to be sure, let your maintenance focus on the skilled needs and outsource the rest. Don' take their precious time and fill it with things like cleaning up the trash area. Less staff that way to hire.
