What has been your experience when transitioning a property from one management company to another on the RPM/Transition Team or Property Manager level?
Was the former management helpful with the transition or did they make everything difficult?
I've been through 4 transitions on the side of the seller, and participated in almost a dozen due diligence for potential buyers. If anything, we always try to over accommodate the other team. This business is too small for pettiness
I would like to think everyone is helpful and accommodating. I have always been prepared and accommodating. I remember many years ago we “develop/owner” we’re selling and the buyer had a Mgmt co identified but had not signed the Mgmt agreement day of closing - trf took place and I was there to transition/ the Mgmt co was waiting for signed agreement. My owners said leave we are no longer owners but I couldn’t.They finally got a signed agreement around 4pm and I stayed hours to assist them and afterwards answered any questions. I couldn’t just leave but I know they would have figured it out. This industry is small and close knit and we are dealing with peoples lives and home. Everyone should work together to make a smooth transition

As owners / operators, we we always try to go above and beyond during transitions. We provide everything they would need, on top of their DD requests, and then make sure they have a cell phone number to be able to reach us if anything ever comes up - which we all know it does
I was the Business Manager for a property we just sold. I was beyond helpful and even left my cell number for them to call me if needed. Then they turned on me lol. I told them a resident was calling me hysterically crying because they never completed the section 8 paperwork for new ownership and management. So they were cutting this resident off. I called them to remind them of a conversation we had about this particular situation before escrow ever closed. The new manager called the new owner who called my former owner who then called my current employer and told them that I was talking to the residents, giving them legal advice and causing trouble. Needless to say, I will no longer answer their calls when they need help lol.
