Guidance needed

We sold 2 properties in may but some of the residents are finding not only me but old maintenance workers. They are telling us about the horrible new management/owners one even sent photos to us. Ceiling leaks, stopped up sinks, missing piping in the kitchen all for reported over 2 months.

What would you tell them?

I'm so sorry Tesa! I think it speaks to how you managed that they're reaching out to you! I think I would tell them how sorry you are and explain that they're not responding to you either. And then that is likely all you can do!

Britni Michelle Ruiz I have told them to go to the apartment association, I have no contact for the new ownership nor are they responding to the residents. The most recent tenant reached out and sent photos…. The strainer side of the kitchen sink was completely removed so now it’s just a hole into the cabinets and the bathroom sink is full of water… I hate this for them as it was my last property.

Tell them you're really sorry to hear that. Research your states escrow process and guide them on how to find the info if they so choose. Tell them to make sure there reports of issues are in writing. Other than that there isn't anything you can do.

Tell them sorry that’s happening and wish it wasn’t the case but there isn’t anything that you can do about it and encourage them to read there lease and take action as they see fit according to their lease and tenant rights.

We sold a property in may of 2021. The buyers new management company reps advised the buyers that me and my group were poor management group and incompetent with poor maint record and services of equip. Requested replacement of 18 hvac units and 400,000.00 concession. would not close and demanded concessions of 400,000. A day before closing. Our broker suggested 500,000 concession. When our atty. Told me concession request and we should give something. I was considering it just to close the damn sale. But when they called my PM in such unflattering terms. I got mad. And told my atty at 11.00 am to close at 12.00 as planned or take a hike. They closed with no concessions. At 12.15 they advised the service guys to get off the property or they will be charged with trespassing. Than the e mails and calls started coming of the poor services of the new management company. I was so sad to see the poor condition Of upkeep and trash Poor maint response. My Pm and I have said no bad word or comment on new prop management group. We tell them that it’s out of our hands. Bad part is that some residents have been there 10 to 15 years. And they ask us for help in finding other places and we decline and guide them where to look. We are small industry. No need to make enemies.

I would ask them what exactly they want you to do about it? Ps why do they have your personal contact info... or are they just emailing you at your work email address? I switched properties but still work for the same company, and still get emails and calls from the tenants at my previous site. My response is always the same... "contact your site manager... she's in the office till 5".
