What's your "action" for package theft? ...say a resident has a guest over, as the guest leaves, they steal a package outside the neighbors door.

Remind the resident that they are responsible for their guests and that the specific guest that qas seen doing this is no longer allowed on the property

Debbie Haskell so, would you say eviction is to harsh? Just curious, because we have evicted three in the past and we are dealing with another one today.

Evicting because household is responsible for their guests. We did give her a week to have the stolen item returned. She just denied everything until we met with her and played the video.

Debbie Haskell lease violation and hefty fine. Guest banned. Tell resident to start looking for new home because they’re moving if happens again as they are responsible for guests.

If you 100% know and proof of the theft of course. I’d still meet with resident and let them know some have come forward with the accusations but you’re giving benefit of doubt by letting them know if/when this occurs they will be evicted (asked to move), generating lease break charges and possible criminal charges if pressed by victim. (So they handle their guests asap).

Desteney Burson I find that a bit harsh for something they didn't do. We are not judge and jury. That is for the courts to decide. I wouldn't take it lightly but I also don't want to be sued for wrongful eviction. If the person shows up on the property again then that is a violation on the end of the tenant

Debbie Haskell it’s simply stressing that a resident could press charges IF a package is missing on their doorstep and they have video proof that they or their guest took it. It’s using delicate words delicately giving worst case scenarios.

Desteney Burson how is management responsible for stolen packages? This is a civil matter. Especially if the resident has the camera.

Debbie Haskell Management is not responsible. We simply aided in locating her missing package. Once we saw that it was another residents guest, whom they are responsible for, we evicted that household. The resident who's package was stolen can press charges or whatever she wants with the info we provided.

I have had a car following delivery trucks lately. We actually moved some things around and made a package room. I set a meeting with my community's liaison officer & had a meeting for the residents. He basically told them all the things I say, but he had a uniform on, so they suddenly understood that me & my staff are not friendly neighborhood Spidermen, here to look out for their safety & belongings. (Also, even though the package thing is an enormous burden, many people are still very angry at us for trying to do everything we can to keep their packages from being stolen, so its a no-win situation)

Shannon Ray yes, I purchased and installed package lockers, but some items won't fit. That, and we have a hard time with the postal people and residents losing keys and damaging locks.

Literally nothing. We have no involvement from order to delivery! Its a civil matter. Until proof/evidence of theft is presented its all hearsay!!

Our property wouldn’t do anything but I believe they should set the precedent of what behavior is acceptable and not. Theft is unacceptable. If you don’t address it then the residents run all over you and act like they can do whatever, especially when management keeps turning a “blind eye” to this type of behavior and others… such as littering, kids setting trash on fire, causing racial tensions, vandalism, and theft/robbery and disturbing the peace just to name a few. Unfortunately in the course of 4.5 years, our property has gone from a solid B class down to a low C borderline D bc of management. Even though they still think they are a “B” community (bc of renovations), the clientele doesn’t reflect that and in the local area the police department and school district refers to it as the “hood” of the community Needless to say I’ve resigned and will be moving when my lease is up.

We advised the resident who’s package was stolen to file a police report, and we would be happy to provide evidence to the police if they request it. Then we banned the guest from the property.

if you have proof that the guest was from a specific apartment and your lease states that residents are responsible for their guests...i'd try to send a notice to that resident stating there is evidence of this

BTW, one of the previous evictions did go to court for the same thing. Eviction was granted.
