Does anyone else charge/incorporate into there resident move in/ or monthly amentity fees like resident community mobile apps? If so what amount are you charging? We were charging $1 per unit but recently we were told to raise it to $3 per unit based on the benefit to our residents, but that feels high to me.

What's an example of resident apps you can charge for?

That cost should be included in the rent and not a separate fee. Residents shouldn’t be paying for lighting in the hallway, gym, gym equipment, etc. as that should be paid by the complex.

In Austin, TX it’s common to see $15-25 monthly amenity fees.

$5-$20 monthly in Florida just for an “amenity fee” but overall the additional fees stack up to $100-$200 per month (pest, package, parking, internet, etc.)

I would not charge extra to get the rent paid electronically, or to read important notices, include the dollar in the rent. Charge for package delivery, valet trash, pets, parking, storage and add value amenities. Don’t charge for anything you want more residents to sign up for.
