Remember that Amenities aren't all pools and gyms. These sorts of things might not "Sell" the apartment... but they'll for sure sell the RENEWAL, which is really what we should be aiming for. This would probably be a less than 3k dollar investment, and if your property is home to ordinary people who can't afford their own pressure washers, rug cleaners, vacuums, or power tools, this could be a godsend to them. Not every amenity is a photo-ready pool with sparkling water. The amenities that aren't flashy but that make their lives a little easier are often the ones your residents will use the most and can make them feel a bit more warmly to your onsite staff because it will look like you care about the residents, not just the asset.

    We have something similar at my site. Loan out lawn mowers, lawn tools, carpet cleaners, free household items like bulbs, smoke detector/garage remote batteries, small quarts of our wall paint color for touch ups, at cost mini blinds if they break them.

    All I can think about ia how poorly people (typically) treat items that they do not own themselves, such as amenities. This is a great idea but in practice, not sure...

    I love this! It would be smart to work damage and shrinkage into the planning/budgeting. It may also be a good source of ancillary income if there were small rental fees included.

    I used to manage very low income buildings. We had vacuums and cleaning kits available to “check out”. We wanted them to clean but we understood that demographic isn’t hauling their vacuum around when they were in between their own apartment and werent buying the cleaners and sponges and tools with their limited incomes.

    Seems like a good place to hawk another amenity that makes lives easier. Doorstep trash pickup. Not for every community but in many the ease of not having to trudge your leaky nasty trash bags across the community to the compactor is priceless for many residents. Many other benefits including increase to NOI.
