I have a tenant that recently put up a ring camera facing directly into female neighbor’s apartment and bedroom.

Ring cameras-
Thoughts?
We have many properties, I can understand the need for them when there is an exterior entry.
I have a tenant in a 66 unit (with cameras & butterfly MX, secured entry ways) that recently put up a ring camera. The females across the hall are upset as it face directly into their apartment and one of the bedrooms.
I initially told him to remove it as we have camera security and this is a modification.
All packages are delivered to a shipping area on camera. None are delivered to doors.

We have it written into our lease that it cannot be in common areas. We only would allow them at our Townhomes. In MA it breaches their reasonable expectation of privacy

Depending on your state privacy laws, he is well within his rights to record outside of his unit.The only thing is if there’s clauses in the lease that prohibit it, or if there’s damage to the property.

If it's facing directly into the neighbors door or windows, it's an invasion of their privacy and needs to be taken down or moved. His right to see who is at his front door doesn't give him the right to invade another person's privacy.

Debbie Haskell If the hallway is common area used by everyone, and this person could just as easily stand and look in their door, then it's no invasion of privacy. Their privacy is "behind" the door.

Debbie Haskell depending on state law, apartment buildings are considered public. Meaning you have no legal expectation of privacy. If you have a a window or door open and someone wants to look in or film, they can.

Debbie Haskell it’s not a question of whether you expect privacy, it’s whether the law recognizes your expectation of privacy. I think you’re right though that it’s reasonable for the renters to have an expectation of privacy. My initial thought was, they should just keep their damn door shut. If they keep it open, it’s fair game. But that’s wrong. If the neighbor catches something on their camera while they’re in their bedroom and their housemate walks into the apartment, they should be able to expect privacy.

Yes facing someone’s apartment door and bedroom is a no no.If you were having package theft issues then I’d maybe make an exception of it facing a front door (had this happen and we didn’t have security cameras nor could we get them) and so we made an exception. Also because we knew it was their neighbor stealing EVERYONES package. So with the help of the residents and their security footage, we were able to get him evicted.But we allow them as long as they don’t face another persons unit and they cannot mount them or hardwire them in a way that will cause damage. Not worried about them sticking it to their door as we can paint the door and usually will charge the resident $15 to paint the door.

you could try and ask him to adjust the angle. multifamily is so much different than single. explain to him that they could put up a camera and one day he comes home and opens the door and his wife is naked inside and their camera catches it and it winds up on the internet. it's all about trying to be courteous to your neighbor

The building I live in has several and it's never been a issue. I have one myself. The day something happens and the office wants information, guess who are the first people that have documentation? The only people complaining are the ones up to no good. I travel a lot for work and this is one layer of security for my home. Since management is not able to guarantee safety or share their video recording with me, this is my ability to protect myself. If they want to fight about it, all it takes is a reasonable accommodation request.

There's no invasion of privacy on this. Privacy is behind the door. However in my lease with units like this, we consider it modification to the door. We don't allow not even door mats on the common areas. So follow what lease says

Different take- if you're passing by the door while it's open and can see the same thing as the Ring camera can, i dont see the issue. Their door should be closed anyway.

If the male resident with the RING wants to see people knocking on his door, maybe suggest he or your maintenance install it on the other side of the hallway, FACING his own door. Then the male couldn’t / wouldn’t see in the female residents unit
