Does anyone provide cable and Wi-Fi for their residents? We include cable, Wi-Fi, washer, dryer, smart nest doorbell, smart nest thermostat, and valet trash. All that’s included in our $85 a month amenity fee.
My question is have you ever suspended WiFi off on a resident who is arrears in rent(can turn it back on at anytime with spectrum portal)?
If so, how can you justify that with the TAA lease other than the section that talkes about utilities. Do you have it stated in your community policies, special provisions , or another addendum?

That’s a really big question, too big to answer on FaceBook. But in short, rent is primary and all other items are secondary. The stated rent on the lease is for the walls and floor, everything else is a “gift”. Without reviewing your lease, this question is difficult to answer. I’d get over to your Apartment Association and find some friends, you have a learning curve ahead of you. At $85/per month - my initial reaction is that you are way below market. WiFi and CATV alone is $75 to $100. Trash $10 to $20. Washer/Dryer $75 to $100.
Carol Adams I’m not sure I didn’t think about that but I’m going to reach out to the apartment association and see if I can get some more information. We would only want to turn it off if they owed over 30 days of rent. We are a cares act property so have to deliver a 30 day NTV vs 3 day
