Hi all! I need to come up with some fun team promotions to spark a little fun amongst the leasing teams on a monthly basis.
Example: in March, doing a March Madness contest where the top leaser of the week gets to attempt to make a basket for a higher commission on a specific lease….I’m really bad at this ha ha. Any suggestions?
I once worked for a mgmt co. That did staggered commissions. Regular commissions up to 10 leases. 50% increase after 10 leases and 100% increase after 15. We got crazy competitive. One of those months I had 18 move ins.
I would recommend doing challenges for the team, not individuals competing against each other.Set a team goal that all players are part of, like 15 move ins this month, or 20 five star reviews. Then set a stretch goal, and really up the reward. An extra paid day off, or a week of company sponsored lunches
Dave thank you! We are doing this already, it works great but my company wants to implement some fun monthly things that get them to be interactive with something a bit different than what we do on a regular basis
Brittainy Sllvera do a maintenance appreciation month, invite the residents to write thank you letters, which you’ll read to them at a maintenance appreciation breakfast. Do a similar thing for the office staff.Have the employees host a resident event. Like a poker night led by the maintenance supervisor. Send employees to participate in Maintenance Mania,

Not sure if you’re looking for ideas for one individual team or a portfolio. As a company, we do March Madness, Biggest Leaser, Fantasy Foorball, BINGO, Maintenance Appreciation Week, etc. For individual teams, our regionals will usually do weekly or monthly leasing goals with prizes such as lunch, mani/pedi, gift cards, etc. Sometimes we will do double commission if we are trying to push an aged vacant.
That really sounded complicated and not fun for sure , KEEP IT SIMPLE , and the reward needs to be a reward not maybe a better reward later. That really sounds scamy . And when you put people in competition situations you cause hostile work spaces .
While I 100% agree with Dave, team really matters, also find a way to recognize best in class.In a different retail type setting Our best success was when we gave $50 to #1 and $25 to #2 and #3 in different categories different months... Most improved, fastest to goal, fewest losses, best reviews, most touches, it varied.Truth be told we picked different honorable mention for cash so different people won over the months. Our goal was to recognize and promote the different accomplishments that combined created the overall team success and awards.We dealt with poor performance separately.
Seen this beforeIf you have a good sized property with a good number of vacant units, hide a special vase, trophy, etc in one and whoever leases that unit first gets a small prize

Brooke Nuber-Soldate this is great! We have a 800 unit community in my portfolio and a 4 thousand unit community in our Lis Ángeles region. This would be fun!
