How do I politely word “please stop letting your dog potty all over your apartment” nicely for an official letter? Weirdly, I’ve never had to tell someone this in the last 12 years.

Tell them you have to do an inspection , take pictures and call them in your office. If this is happening, chances are there is something going on with the resident. See if they want to talk about it? Mental health is real! Maybe that will be a way to get them to clean up. After that, do the violation/ letter, etc.
Dear so n so , this letter comes to you in regard to major property damage occurring in your apartment. It has been determined that your dog is urinating on the floor of the apartment. This is causing damage to both the top surface and underlying subfloor surfaces. This cannot continue at this point. If the dog is unable to urinate in either a contained system or outside then the dog will need to be removed from the apartment. Please schedule a follow up meeting to discuss further.
I agree with Greg Szymanski. If the resident is otherwise one you’d want to retain, I would take a diplomatic approach. You can invite more issues that you’ll wish you hadn’t by being too aggressive. Frank and friendly is the way to go.
WhatThePfuck? Why would you be even remotely polite! Seriously!You’re renting my apartment, I expect you to treat it as you would treat your own home. If you rented a car and returned it with dog poop, what would Hertz do - charge you out the ass and never allow you to rent another car Lease violation all day long, causing unrepairable damage to the apartment and building. Don’t be anything close to polite. If your regional managers or owners feel differently, have them call me.

I'm a new property manager, we recently renovated this 100-year-old building & started allowing pets & now the building is getting damaged from people just letting their animals go anywhere. I'm also a dog mom & I can't understand why some people will allow their animals to use the bathroom everywhere.
