Make sure construction delivers move in ready units. Double check appliances, garbage disposals and outlets before you accept units. That will help you avoid so many headaches down the road.
Did a lease up during the start of Covid. Lots of videos were done. We also had restrictions on signage/ balloons/flags with the city so I found every loophole... we turned on lights facing streets and added patio furniture so we would appear as leasing up fast. The patio furniture was then a bonus move in gift. I hung balloons and flags and even inflatable characters on patios.... city can’t restrict that. I had a design artist paint all of our exterior windows with leasing information... city can’t restrict that... and it was during election time so I had our property information done in a “ vote for us” sign and placed them among all the other election signs everywhere. I had a great team and even involved construction on a lot of our videos.
Here are some practices from our clients that have stood out to me:
1. Being cognisant of the 80/20 rule. The majority of the prospects who inquire won't eventually convert into tenants - automating the top of the funnel and pre-qualifying leads will ensure your team spends the most time talking to folks who are actually interested in signing a lease.
2. Establishing partnerships with local businesses that benefit future tenants creates a win-win situation for everyone and will you stand out as an owner or operator. This can be used as a perk when tenants ask for a discount or are on the fence about submitting an application.
3. Remarketing effectively by leveraging data. Most midsize landlords who have been in the business for years now possess data on thousands of locals who can be prospects for an upcoming rental. Remarketing to these individuals can help reduce the money and time spent on finding new prospects.
