:::TIPS - MANAGING PEST CONTROL ON LARGE PROPERTY::: I’d love to hear how others out there manage their pest control. We are on a quarterly treatment schedule for all units. However, we still have numerous resident complaint pest issues on our 450 unit property (Florida - subtropical climate). We have to manage treatments and follow ups and resident compliance. It can almost become an overwhelming full time job. I have a strict rule that I do not allow anyone to move in if we see any sign of pests and often push vacants 3-4 weeks to allow numerous treatments. Still we experience various issues. We even have compliance issues from residents with our requests. Our current system aside from quarterly unit inspections is to write lists for our pest control company and they then provide a list back with status. Anyone have a better way or system to manage this ??
We treat from the outside. This is because pests come from the outside in. We will treat inside on a by request basis. This has significantly reduced the amount of complaints for pests. I would speak to your pest control company to see if they recommend this, if it would work for your property and region, pests that you have issues with.
Do you ONLY have quarterly service? I manage 2 properties and 1 property has weekly service, the other has biweekly service. And if any units have excess activity they address it during those visits.
Eric Rivera I was going to say the same thing. Quarterly probably isn’t enough. We do monthly exterior treatment, with interiors by request.On the rare occasion somebody reports a problem, you can usually see as soon as you walk in that they’re creating/inviting the problem by leaving food and dirty dishes everywhere. We have started charging back pest control to residents as a monthly fee, and that’s resulted in fewer callouts, I feel like people are more careful about preventing pest problems when they’re paying for the treatment.
Service should be a minimum of twice per month. Do mandatory and call ins but the mandatory should be a minimum of a hallway at a time. I have done it this was forever and have never had a bug issue.
I started at my property 3 years ago. Roach issues constantly. We spray inside every apartment every month, if they refuse, they are charged $65.00 fee. We also implemented a $3 charge monthly to every resident for this service. It has worked great for us.
