Has anyone ever heard of what I'll call a "Independent Odor Professional"? What I mean is somebody that could come and be an independent reference after a move out of the status of odors in an apartment. It's obviously easy enough to document the things we can see are an issue with pictures, but what if an ex-resident were to challenge our assessment of how bad a place smelled and what it smelled of after they moved out and we had to remediate.
I sometimes have maintenance cut a square of carpet for me. I double ziploc baggie it for the file. Especially when you know they will try to dispute it. I cannot wait for a judge to open a dog pee soaked carpet for a sample sniff lol
Diana Creason. I’d be pissed if someone gave me a urine soaked sample when a $10 black light and pictures will do the trick. Just like any other documentation. You’re not storing biohazards that way either.
Brent Williams get a cheap black light and go over the carpet. The phosphorous and proteins in the urine makes urine spots glow. You can find where your cats are marking.
Pictures of discolored surfaces, vent grills, air filters etx should be sufficient enough to convince a judge there is also a smell. Try wiping/cleaning one section then snap a pic of the difference brwn the cleaned and the discolored
Carpet changes color when enough smoke is present. In my case, it was pot and cigar smoking when indoor smoking was not allowed. I found that the entire carpet (other than where the bed was) was a darker color. I shampooed half of each room and took photos of the difference in color. She was only in the apartment for 4 months before I got her out. Also, that apartment has a thru-the-wall HVAC unit (beefed up window unit). The filter was milk chocolate brown after only 2 months. Saved it for court. Central HVAC system filter might show this, unless resident changed it regularly. If they dated it and it shows discoloration as opposed to heavy dust, it could be used as proof. Also, cleaning walls should show smoke residue on the cleaning rag, take photos. Hope this helps.
