We use Flex Rent and love it. We saw an immediate reduction in late payments. Only drawback has been that if there is a problem, it’s between the resident and Flex, and all of their support is online. However, usually the problem is on the part of the resident.
If you search this group for Flex you'll find a couple of threads on it. When it works, it's great, and it's a great option for residents when everything works. When it doesn't work, they don't have any phone support, just email, and you may or may not get a response several days later if you reach out by email.
The concept is great, but I have a lot of residents get declined by their program- even at my luxury community.
So it’s an option for those that already have great credit even though the point is to split payments and help build credit.
Started out great but like many here, there are many times when they don't make the payment. No communication with the resident so they think their rent is being paid (like all the other months) only to find a 3 day notice from us for non-payment. It's extremely frustrating. The residents cannot pick up the phone to call them. Trying to resolve an issue with them is next to impossible.
This company has shady practices and incompetent staff, and I seriously doubt the validity of this company/service. They make agreements with you then back out of the agreement they made with you at the last minute. I would steer clear if I were you.
