Would anyone be willing to share their bonus structure for property managers?

    Our PM’s can earn 16% of their annual salary in performance bonus. 4% per quarter - 30% based on revenues to budget, 30% based on delinquency under 2% and 40% based on expenses to budget. Our PM’s also earn 30% of all renewals, are eligible for leasing commissions and we do monthly incentives for hitting leasing goals.

    Negotiate your pay for the worker you are. Bonus are great but never promised so be that star player and if given a bonus great but do the job you love because you love it. Not for the $$. Coming from low income housing for 25 years who make way less then all convential but have so much more work due to paperwork and complaince etc.. just enjoy and love the job you do and with the right company they will pay you for you.

    Melissa Block this is literally in an ideal situation. Turnover in this industry is 33%+ annually, and we all have to work for money, not love. That's how we live. We're supposed to work to live, not live to work. I do not dream of labor, dream jobs are a myth.

    Typically I’ve seen quarterly bonus structure broken down by income , operating cost and NOI ., this could be lumped together or broken down for areas hit , delinquent bonus seen when you close out with less than 3% delinquent, this is typically based on size of property but quarterly you should beable to negotiate $500-$1500 for budget compliance. Delinquent bonus could be per door allocation or flat . Hope this helps

    Mines based on occupancy and collected. 95% $500 per month per property 100% $1,000 per property per month

    Keep in mind bonuses are a huge part of the annual pay for some companies that keep a conservative base pay.
