I have a client who is spending way too much money on Tub and Tile Resurfacing. It seems that even on units where they are stripping it first at best it last 2 years. I'm curious how other companies are addressing this issue? Thanks!

The company we use, is about the same. They also only offer a 6 month warranty.

We are replacing starting this year. We won’t save money the first year, but we will over time. I’ve had my personal tub sprayed and even taking great care of it, it still peeled (dawn, miracle sponges). Renters more than likely won’t do this.

I resurface so many. 706 units, 80’s product. Basic resurface $240, 12 month warranty. They typically hold up for 2 years.

12 month minimum but try to negotiate a 2 year warranty. Remember warranties do you no good if you don’t track and exercise them. Be sure to not only track on your turnovers but also on your occupied units.
For example, if you do a tub resurface with a 2 year warranty, track the expiration and have your PM or maintenance team get in the unit prior to its expiration, regardless of whether the unit remains occupied.
You don’t only want to look at your vacant units but also your occupied ones. Can’t tell you how many opportunities I’ve had to exercise warranties on occupied units, it’s saved a lot of money on an otherwise very costly line item.

I process a ton of invoices for a very large company and there is so so so much spent on tub reglazing.

2 years is a good average. If you find a great resurfacing company, cross your fingers for residents that take care of the apartment and it can stretch out to four years.

Hey Steven, my partner owns a resurfacing company. Do you know if the resurfacing vendor is acid-etching after stripping the tub? If not, then their material will not stick to porclien even with stripping tub. And its probably the reason why they have to strip the tub in the first place.
