Container is clearly marked “recycling” yet tenants continue to throw non-recyclables in it

In Dalllas, TX, we are required to have recycling at our properties. Funny enough, we recycled before the mandate. Anyway, we use a 3 or 4 yd container serviced by WM that is clearly marked “recycling” yet tenants continue to throw non-recyclables in the container. We pass thru the charges to our tenants, but what’s concerning me more is that the entire truckload goes to the dump instead of the recycle yard once the truck is “contaminated.” Any ideas on how to educate and inform me, and hopefully solve this issue are appreciated.

I've done my share of dumpster diving when I managed on-site. I suggest you do the same to identify the rubbish. Send notices to the offending residents, then start fining. In my jurisdiction, the Department of Health will also send residents infractions if their trash is adequately identified, upping the ante. I also suggest bringing in local authorities to teach about recycling and related "green" ideas. Make it a fun resident event. And be sure to meet the language needs of your residents.
