Hi! Back again needing renters insurance help! The suggestions previously posted wouldn’t work with us. I am a nonprofit running a pilot program for the city. We master lease units (lease in our name) and house individuals as occupants. I need renters insurance in the agency name not the occupants. My background is 15 yrs in the multifamily world (out for 5 now) and I’ve never had so much trouble with renters insurance! TIA

Why can't you just add thr person each time to your policy or have them have theirs as well.

This is what we are doing now but that means the unit would be uninsured when it’s vacant.

You need to go through a major carrier and it will be more expensive when you won’t be the one living there.

Leah Love we have even tried that and had no luck. Money isn’t the issue. I just need to be able to do it that way! lol.

You are the leaseholder, not the tenant.
Renters insurance refers to the occupant.
What are you trying to insure ?
Facility structure ? The building you don't own.
Contents property you own inside the unit ? Furniture and fixtures ?
Or liability damages caused by Tenant you placed ?

I thought it had to be in the name of the tenant so coverage could actually be legally applied? A lot of places have a partnership with insurance that can be paid through the lease. If that isn't an option then it may be best to do it through a reimbursement process for the tenants.
It would also be a safeguard for your company against excessive liability. Holding insurance in their name may give some accountability against some of the more major damage renters can inflict.
