For the marketing and training folks who face the sometimes daunting task of going out into the field and coaching a leasing team to improve performance, I want to share

"When I coach a Leasing Associate, one thing I always do is ask about previous successes. I'm sure that he/she has had several. We review a half dozen of the previous sales and then, we analyze the pattern. In each and every sale there is always a pattern that reveals what the Leasing Associate has done well. Together we identify and replicate that exact pattern to get new and more leases.
I also advise the Leasing Associate to re-connect with a resident that they have rented an apartment to and to ask them for referrals. They can identify the same pattern they used successfully to rent the apartment, to then get referrals". Ramon
