The primary differences include the candidacy requirements; statutory as opposed to national recognition; and the types of programs that the candidate must complete to become a CPM versus the CCRM.

The Certified Property Manager includes similar course curriculum for the classes that the CCRM must successfully complete, but must also complete comprehensive real estate finance courses that are designed to elevate the candidates ability to analyze an asset's fiscal performance. Additionally, the CPM must complete a comprehensive management plan (or management plan skills assessment), that integrates all aspects of the various disciplines included in the course curriculum.

I highly recommend pursuit of the CPM designation, which I think helps a property management professional understand the cross-relation and impacts of the various functions within a management organization.

In addition to Chad's excellent comments, please note the CPM designation is through an internationally recognized professional association, IREM (an NAR affiliate), whereas the CCRM is California based (although provided by CAA, a NAA affiliate).

The CPM designation is considered the gold-standard in property management. For your residential site managers, you may also be interested in IREM's ARM designation as well. You may find more information at bit.ly/bqYa4s . Note IREM offers private offerings of their public courses to firms that can be customized. Please feel free to contact me if you have further questions (I currently serve as IREM's Region 3 Education Chair).

Most importantly, as you already know as an ASTD designate, formal training and credentialing of your people WILL set your firm apart. With an executive CPM in place, your company can also earn the coveted AMO designation through IREM. Go for it!

In absolute agreement with my fellow CPM members and just fyi, CAA is no longer affiliated with NAA, although several CAA affiliates have left and become direct affiliates of NAA.
