I am unable to go into detail right now but I did not want your question to go unanswered. You should move forward as you would any marketing campaign. Do not think of it as updating your prices, but as another oppertunity to market your property. You must first identify your audience. Once your audience has been identified you will need to select a theme that will be utilized throughout your entire marketing campaign. From there you can begin designing your fabulous flyers! I would also suggest that you do not list all of your prices on your marketing material. You do not want to give out to much information at one time. You must always keep them wanting more! :o)

Tracy! Chiccora has some great thoughts! I like giving the prospect a copy of the floor plan they LOVE the most, and write (or have them write) in a big fancy marker what their price for their particular future address will be.
I want to add, whatever you give prospects, COLOR is KING! Color printers are sooooo inexpensive (OK, not the toner, but still...) So print your STUFF in color, and if reasonable, have actual high quality photos of your community on it. If your property doesn't photograph well, consider a photo of pets (if you take them) or photos of happy people at an event or something.
Or if you don't want to eat up the color toner, to stand out in the myriads of other paper they are handed at other communities, use HOT COLOR PAPER!
If you're handing them something and you want it kept, think CARD STOCK! Not full sized sheets, but print 2 of whatever per page and cut it in 2 (cuts the cost in half, is distinctive in size and harder to throw away!)
