Property Management Software for New York City

My company has been working with SS&C Skyline Property Management Software for years. I am extremely unhappy with them as a company. The software is so buggy, it is unreal. They've been in business for so long and have kept the same design for so long, and they can't ever seem to work out the bugs. And there support stops emailing me back when I have a bug problem. Also their interface resembles that which would have been made during the dinosaur era. Overall I find it inefficient.I have been looking at a ton of other software available to fit my needs and have narrowed down to a few.

One of my main concerns is lease renewal management. Being that we manage properties in New York, we have to use New York State standard leases aka DHCR. At the moment we create the lease renewals using Crystal Reports and hooking up the mail merge values to Skyline's database. It picks up leases that are expiring and rewrites new ones with new values in place that are all DHCR compliant. I know Yardi has an optional "New York" module that can handle this. Also I have been thinking if Propertyware's mail merge reports can work out like this, but I am not really sure.

Another big feature I need is check scanning. I am trying to do large batch processing as efficiently as possible. I know again that Yardi and Propertyware offer this functionality.

I just wanted to know if anyone can recommend me something that works well for a New York based management company.

Nick,

We currently use Yardi for our large assets, and I have used it previously in both New York and Jersey. Great system. Other good systems are onsite by Real Page and MRI. MRI is a bit expensive option, but report wise is phenomenal. Onsite is really user friendly and a bit more affordable than Yardi, but overall I believe Yardi would be the best option cost and report wise.

Thank you for the reply Pedro, I really appreciate it. Yardi keeps looking to me like the best all around system. My main focus overall is to be more efficient. Skyline requires a lot of work to get things done. Do people even use it?

Anyways I also wanted to see if anyone had experience with Propertyware in New York. I did the test run for Propertyware and found that the workflow is excellent. The only down side as for Propertyware compared to Yardi, or even MRI is the fact that it does not have a built in DHCR option. So I would have to create a custom mail merge report but I am not sure if their report system is as good as Crystal for example where I can set up a bunch of if-else statements to get my lease renewals going.

Hi Nick,

Unfortunately, I haven’t had the opportunity to work with Propertyware. The only systems I have experience with are Yardi, RentManager, Focus, Boston Property Manager, MRI, Onesite, PM2000 and TOPS. Of all these, Yardi is the best fit for my needs.

How does Buildium handle lease renewals? From what I remember, it didn't fit my needs as far as creating DHCR compliant lease renewals

Hello NYC Multifamily Real Estate practioners. I manage 8 rent stabilized Brooklyn apartment buildings with 400 units and am looking for strong property management software system recommendations. Our legacy system is antiquated with no updates and unfortunately we've had a difficult time migrating to AppFolio and thus are looking for a user friendly system to help us manage rents, Section 8 and FHEPS programs, reporting, etc.
