Marketing On Other Apartment Community's Property/Street - Appropriate or Not?

Is it appropriate for other apartment communities to put their bandit signs on your road leading up to your community and to even go as far as putting them inside your community?

I would say no. As a professional courtesy I would avoid placing signs in the area of other communities, unless of course we are in the same location. As to putting them on another communities property ABSOLUTELY NOT!

In the county I work in any signs not approved by the county are illegal so I would immediately call the appropriate person within the county to report the signs and have them removed. Not to mention entering someone elses community to place signs would be trespassing!

I would say the next question is "How do you professionally request them to discontinue this practice?" Especially if this is occurring on your property!

Hi Jolene.
Placing signs on the street near another property is one thing, placing signs ON the competitions property is not cool~it is unprofessional.

The Manager of the offending property may not know that the signs are being placed ON the comp property~~I like to get all the facts before making judgement. I think I would collect all the signs and have the Manager take them to the offending property, meet with the offending Property Manager, let him/her know that the signs were 'found' on your property and that you don't believe they would be so unprofessional as to do it on purpose and ask them to stop doing it. Adults should be able to have CONVERSATIONS. It should not be done in anger (although I would be angry!) or with any threats of retaliation! I might even take them some cookies! ;)

We have contacted this property manager and informed them that putting thier signs on our street was so not cool.That we would be more then happy to show them where to place their signs to get the most use out of the signs.

Unfortantly that property manager did not like the response and came in the middle of the night into our gated community and put them in front of the office. So I'm pretty sure that the property manager knows they were on our property. It would have been pretty hard to miss the fact that it was placed in a flower bed by the front door.
I have thought about getting a Santa Clause lawn ornament and putting it in front of their office with a sign around his neck saying "You are on the naughty list" place him on top of their bandit signs.

I know I'm not the only property having this problem with this particular property. In our area we have a respect for each other and understand the value of marketing dollars aka don't put your signs by my property or I will pick them up. I just wanted to know if this was the new thing to do in out reach marketing.

I have had several properties in the past put flyers on the cars in my communities or hang flyers in the mail rooms. I call the manager of the offending property and politely ask them not to do this, some apologize but shockingly some get rude with me and say they will do it if they want to. As the others have said, it is a professional courtesy not to do this. I don't even like when another property direct mails my residents but I would rather have this than the other.

It looks like I am the exception to the rule here...

I frequently post flyers on my bulletin board advertising other communities when I have nothing available. Aren't we all on the same team?

Street advertising is prohibited here by city code, so that might make it easier; but even though there are dozens of other apartment communities on my street, I'd put signs out if I could.

I don't want to steal happy residents from my comps. Don't we all just want our neighbors to have the perfect place for them? I hope that my fellow community managers feel the same. If I have a resident who is unhappy at my property, I will gladly guide them to a place with the features they desire.
