There is "gold in them there hills" folks. All to often in multi-housing we lose or forget to control and maintain information on warranties for the products that have been installed in the units and around the property. Many products have written warranty information and setting up a database by the unit, the place, the date, the place where purchased and managing it categorically can save a property a ton of money. All to often we just discard a product and purchase a new one. You would be surprised about how many appliances and various MRO products get discarded or repaired internally when there is opportunity to take advantage of "the warranty". It is never to late to start a process for the property and account for those products and the paperwork inside the carton or attached to installation instructions. You're paying for that warranty whether it is a full warranty or a partial. So folks think about it. You'll be surprised after a year or two at how much you've saved.

I am in fitness equipment repair:

My $.02 is to register your warranty with the manufacturer.

When I show up on site I have no way of knowing the age of your unit or if it is covered, but if it registered the manufacturer will tell me and this can save you $100's if not $1000's on repairs.

I work at a plumbing supply house. We are pretty small, only 10 employees but we have started a program in which we track the warranties of the items we sell to the properties. We can, at any time, print off a list of those units and the time left on the warranty and send it to the property. This doesn't track what unit it is in, however, if the property sent us that information we could input that too. We usually handle all our warranties in house (no dealing with a huge manufacturer!) so this information is helpful for us too.
