Best approach on introducing your company to property mgrs

Our company is interested to trying to launch a marketing campaign among some of the apartment communities. I know that everyone is so busy these days so I thought I would go to the source and ask for suggestions. I want to be successful about introducing our company but at the same time do not want to be bother. We are a renovation/rehab/repair company with lots of experience. Thank you.

Hello! As a previous property manager and now owning a company on the vendor side; I would highly recommend joining your local apartment association. They offer great networking opportunities, not only with managers but also key decision makers, direct advertising and can provide contacts and exposure venues that draw in property management professionals! In this space, you will need to work really hard to gain the attention of the folk that can help you grow your business. They are all super busy, have more things put on their plate than is reasonable, and getting to talk to a vendor that is not putting out a current "fire" is often a stretch for them. It takes an average of 23 calls to get to them, and as you move up the food chain (rehab work decision makers are usually in the corporate offices), it gets harder and harder. If you reach out to me offline, I can help you a bit more.

You will need to use mail (US mail--it does not have a delete key), e-mail, fax, flowers, gift cards, testimonial letters, lunches, books and just about any/every bit of thought that you can think of to gain attention. And, once you get it, be prepared. Know about their business, how they operate, know if competition is/has renovated, and generally be armed with as much knowledge about the prospect as you would if you were making a large purchase for your own self.

I have sold in this space, and I can tell you that you need patience. Oh, did I say be patient? All the best.

Go to your local apartment association and chamber of commerce and network. Being on here helps as well. Then there is a list that is published with the top management companies and it may help to send them a packet introducing yourselves and what sets you apart from your competition without mentioning any particular company and then to show photos of past work with some references would be nice.

The apartment association will more than likely be able to give you information on the different conventions in your area and the state.
