What you SEE and what you DON'T SEE - On-site Apartment Operations

Pardon my super bad photoshopping. No single photo exists that highlights the reality of on-site operations. It's the toughest job being done by the most highly skilled people of any industry.

What you 𝐒𝐄𝐄 when you visit a property:

β†’ clean offices, grounds, and amenities
β†’ ready units
β†’ happy employees

What you πƒπŽπ'𝐓 𝐒𝐄𝐄:

β†’ hours every day cleaning up after residents who don't care
β†’ hours doing trash outs, pest control, repairs, cleaning
β†’ mandatory facade

On-site management is 𝐇𝐀𝐑𝐃. Don't let 𝘒𝘯𝘺𝘰𝘯𝘦 tell you it's not.

β†’ Dirty: dog poop, human poop, bugs, rotted trash, urine
β†’ Outside in triple-digit or negative temperatures for hours
β†’ Plumbing, HVAC, Electrical, Carpentry making 1/2 of what a professional in just one of those fields would earn
β†’ Difficult Residents: ungrateful, combative, violent
β†’ Good Residents: nice, considerate, and thankful
β†’ Manager & Lead Maintenance are on-call 24/7 365
β†’ Calls could be a prospect or screaming resident
β†’ Person walking in the door could want an apartment, scream, cry, or hurt you
β†’ Evictions: removing children and their toys from their home...even while they are there.
β†’ Crime: Abuse of all kinds, guns, drugs, violence, theft
β†’ Deaths: Suicides, murders, natural deaths

This isn't the exception, it's the rule. If you haven't experienced the above multiple times over, then you haven't been on-site very long. A Class, B Class, C Class...doesn't matter

𝐀π₯π₯ 𝐭𝐑𝐒𝐬 ⬆️ 𝐰𝐑𝐒π₯𝐞 𝐚π₯𝐬𝐨 ⬇️:

β†’ Responding to 100's of calls, text, and emails
β†’ Maintaining a friendly and professional demeanor
β†’ Staying informed on the submarket & comps
β†’ Maintaining CRM & prospect system
β†’ Marketing
β†’ Touring prospects
β†’ Collections
β†’ Many pre-move inspections
β†’ Move-out inspections
β†’ Managing vendors and suppliers
β†’ Ordering
β†’ Managing emergency repairs
β†’ Weekly & monthly reports
β†’ 100's of Invoice entries
β†’ 100's of resident ledger entries
β†’ Meetings in-person and virtual
β†’ Responding to incidents & deescalating residents

Managing 7 to 10 acres of landscape, parking lots, structures, gates and fences, and amenities while being outnumbered by residents by 8900%
