We are seeking the following type of property:
-100 unit average +/- 20 units
-Price range between $1million and $3million.
- C" type property in "B +" neighborhood would be ideal
-cap rates presently around 8/9 and potential to make better.
- Regions; Texas, Arizona, Colorado, Oklahoma, Nevada, Utah
Following features would be a plus, but not a deal breaker.
-separately metered
-Pitched roofs
-More 3 and 2 bedroom units to 1 bedrooms
-more units to less buildings ratio (we would rather have 100 units in ten buildings versus 30 separate buildings)
Lets see what stirs up. We are in full momentum to get into contract before year end.

I just posted an 82 unit class C multifamily in the Philadelphia market.
Advertised as 2 bedrooms and 1 bedroom w/ Den. Definitely a value add opportunity, absentee owner, mismanaged, 12 units are down etc. It is a little north of $3 million and trading at a 8.43 cap. Property has potential for double digit cap rates.
Would you do anything as small as 3-10 units? I have mix use properties, great candidate for redevelopments within Philadelphia.

If you are panning out hundreds or even millions of dollars you want to know as much about your investment as possible before the purchase so you can evaluate if there is money to be made. As an example: if you are intending to buy an already occupied building, well imagine pulling data on all the residents and getting information on how much rent they are paying and what their income is. If a property has low rents compared to the relative income, you could potentially raise the rents and gain additional profits from the property. You could also spin it another way, if you buy fixer upper properties, having that same information and the same method could help you push certain residents out so that you can rehab the place and become more profitable by bringing in more quality residents. You profited off of a building that was less than market value and you brought in residents that were more profitable in the long run.
