Have any of you used Lead Tracking Solutions before? I don't think our leads are getting recorded properly at all, and I think we are missing leads.

Also, any other suggestions on companies we should consider in lead tracking?

Any help is appreciated!!

Hi there!

We use Lead Tracking Solutions, and are very happy with them. If you are having problems, I would suggest contacting them to see what can be done. On the top of the PopCard, theres a button labeled SUPPORT and it will give you phone numbers and email addresses to contact them! :)

Pat, what are some differentiating factors in lead tracking systems? I realize you are going to focus on your strengths, but any guidance on what to look for between someone like Lead Tracking Solutions and your service?

Pat, I guess I was looking for some more specifics on Dynamic Lead Solutions and how it is different/compares with Lead Tracking Solutions - maybe I'm crazy, but I think this could be an interesting open discussion on lead tracking/lead management systems.

Mike, can you have your person comment on here about Lead2Lease?

(I'm sorry for hijacking this discussion, but I think I'm probably not the only one who would enjoy some open discussion on the different providers...)

We have been a Popcard (LTS) client for several years and have not had issues with the functionality of the product you have mentioned. What I can share, is the traffic may not record properly into your property management software if the actual lead is not opened up in the popcard que and worked as per the lead management guidelines of the Popcard product. The other issue, could be if there is not a designated tracking number in place for every advertising source or depending on how the mapping has been set up to determine a qualified or un-qualified lead.

Like the other person that posted, I would encourage you to reach out to the support line and share your concerns. My experience is that the support line is very responsive.

Good luck!

Lead Tracking Solutions, now known as Yardi PopCard is a phenomenal tool to track lead sources to make quantified marketing decisions and to manage prospect follow-up. PopCard identifies areas where training may be needed to improve the follow-up process. Reports can be generated quickly to provide analytical information.

Yardi PopCard has provided exceptional support and training since we launched on the service about two years ago. PopCard has improved the efficiiency of the on-site teams and provides valuable information to assist in developing a marketing strategy.

MaxLeases is a great option
We have used MaxLeases for a number of years and have been pleased with the service. It's an easy to use product from RentPath (formerly Primedia) and I trust these tracking stats on inbound phone & email more than any other system we use! It's definitely worth checking out.

By the way, I just remembered that we had a thread about lead management systems a while back that also discussed Lead Tracking Solutions (PopCard) and others: What Lead Management System does everyone use?

It's a little dated at two years old, but hopefully it will help!

Nicole,
Thanks for the feedback. When you said this about PopCard:

The other issue, could be if there is not a designated tracking number in place for every advertising source

Do you just mean there would be a large "miscellaneous" category for un-allocated leads?

John, I don't know if this will help on specifics, as it was put out there by Yardi itself... But it is a nice testimonial of PopCard by Tammy Yeargan of Fogelman.

We have had wonderful experience with the Yardi Pop Card product. I would strongly encourage you to audit your ILS's and any other marketing sources that host a tracking number on a regular basis. In the world of integrations, hiccups happen and we are still ultimatley responsible for checking these sources to ensure everything is accurate.

Have a great day!!

I am currently evaluating Yardi itself, as well as Popcard. I am hoping it (or with the help of some Yardi add-on) will do these 5 things:

1. Send a MITS Compliant Feed of all of my listing information to every ILS, especially those with which I have paid subscriptions.
2. Provide a live check availability feature.
3. Automatically Collect ALL inbound lead information - from any source (ILS, my non-yardi website, some random flyer I use), and from any medium (phone call, walk-in)
4. Provide a suite of tools to improve the ease with which my staff can follow up with prospects
5. Report an accurate count of leases per marketing source, staff member, and time frame.

Testimonial videos, especially from qualified professionals such as Tammy, are great - but they don't really show the meat of the application. The yardi sales guys say 'of course it does everything' but, I've been burned in the past by my current lead tracking provider.

I'd love to know if any current yardi popcard users out there could help me get some cold hard details on this, and the interface that manages these functions.

I would especially love to know what the common pitfalls, or user-based quirks it has. Are there ways to bypass required fields? Does the system show all sources involved in lease generation?

If it's not too late, I'd love introduce our company, Velocify. We're new to the Multifamily space, but after having a bunch of MF companies come to us, have decided to join in. With over 1,500 clients in multiple industries, we know that we can help out.

We're solely focused on the process from the time the lead is received until the time they convert. We've got an inbound and outbound dialer (with call recording), email, and bi-directional text messaging built into the product. We've got workflow built in to make the leasing professional's life easier, while also allowing for the corporate offices unparalleled visibility into their communities' leasing funnels. Other lead management functionality includes lead scoring, and incredibly flexible distribution and prioritization features. All of our emails and text messages are templated by you and trigger-based, so they're always personalized to the lead and where the lead is in the leasing process. Best of all, we're web-based so there's nothing to install and maintain (your IT person should love that).

After reviewing what's out there, either as part of a property management system or stand alone, we're convinced that multifamily companies will appreciate what we have to offer. Check us out at www.Velocify.com/Multifamily.

Hey Martin - It's ever too late to weigh in on this topic, in my opinion.

Velocify looks like a great service! In particular, the millenial friendly texting feature seems to be a step ahead of what any other multifamily-focused lead management tool is doing. I know my staff would appreciate the dialer as well. Are you guys partnering with Indatus right now, or something like Twilio?

The biggest challenge I have is CRM compliance. Because my current CMS/CRM (RentSentinel) doesn't integrate with my property management system (Rent Manager), my leasing staff has to do double data entry to make sure there is a record of the prospect in both systems. This leads to inaccurate, and downright unreliable data in RentSentinel, because it is not the service that removes vacant units from their reports to supervisors. Additionally, my current CRM is a User Interface nightmare, and extremely error prone, which also causes them to not use the system.

How does Velocify integrate with property management systems? What integrations do you currently offer?
