What do you look for when hiring a contactor to paint apartment turnovers? Availability? Price? professionalism? networking? Quality of work? ...

To me, the highest priority is dependability. Even if the best painter in town worked at the cheapest price, I wouldn't use him if he wasn't dependable. In order to turn a unit quickly everyone must stay on schedule.

I need a company with several painters to make sure of availability. I can also switch painters if I don't like one crew. I would ask how long they have been operating in the name they are currently using, can do sheetrock repairs and have stippling equipment.

I've used the same company for eight years.If you're in the Charlotte, NC area, I can recommend them!

Small businesses are great for dependability and availability. You may be their only account, or one of few, so they'd want to do their best for you. If you have several locations, you could hire one painter per property. After doing a quick Google search I see many highly rated painters in Charlotte, NC.
CertaPro is a chain/franchise type of business, and they have basic quality standards and many employees. I personally prefer hiring small businesses to support the local community over a franchise.

In the Wisconsin area we use a company that does the entire turnover process: painting, carpet cleaning, drywall repairs, carpentry and anything else to get our units in market ready condition. It's nice because they only do apartments (no residential) so their systems are geared toward getting units turned efficiently. They're kind of a rare hybrid business if you can find one in your area that does apartment turns like this it's really nice. Instead of having to try and schedule 3-4 different contractors to flip one apartment... :pinch:

It's so much easier dealing with one contractor :P
