Just because it’s an accident doesn’t mean that you have no accountability/responsibility. If landlords took ownership of all the crazy accidents that happen in this business, rent would be through the roof to account for it!

For one, this is something our on site staff can handle so if it didn’t cause any major damage we wouldn’t charge. We once found a cell phone and didn’t charge. What is the point of working if there is no work to be done?

Yes! Obviously it was an accident, but still an avoidable expense that was resident caused. I’d make sure to present the bill in a very kind way and hopefully they are reasonable enough to understand

The plumber brought the item into the office and showed it to me. He also showed it to the resident when It was retrieved.

I told her I had to call a plumber. I called her and spoke to her about it personnally. She was home when the plumber got there and she let him in. Now, she says...she didn't know we let a plumber into her house and refuses to pay the bill. You can't make this stuff up.
