We give them the option of supplying their own that they can keep or having us purchase what is needed to stay with the property. We have 1 maintenance sub-contractor for 5 properties, normally it is easier for them to have us supply each property separately but if they purchase their own they can write them off come tax time.
Basic tools such as drills, box knives, screw drivers should be owned prior to the job. Consumables like sand paper for an orbital and blades should be provided.
A lot of the younger less experienced maintenance employees do not even own tools. It is a business expense and should be paid by the company who can write tools off.
