My property is going through complete renovations, inside and out! I need to get some signage (very large banners), and need some catchy ideas to draw attention! They are 2 and 3 bedroom town homes, with washer /dryer connections, 1.5 baths. I need to make sure everyone notices the renovations going on and again a catchy sign! Any ideas?
First, check with zoning,or whomever in your area to determine what you can do. I can't put baloons and some signs out.
Use bright colors. I know navy blue looks classy, but it's not noticable. I have been in charge of signage for real estate companies and multi-family housing for a long time. Red, black, and yellow pops! I would use more white than red. Flip through a real estate or apartment magazine. What jumps off the page at you?
Also, most people read left to right so I prefer wider signs than tall vertical ones.
USE BIG LETTERS AND NUMBERS not a lot of small wording.
Also look into using the colors Orange, Pink, Red, Yellow and Blue. These colors have been shown to attract traffic. I handle the marketing and creating ideas for one of our companies RPM National Solutions:

. The key is also to know what your target market is and what they will respond to. What you may respond to may not necessarily be what they will respond to. One way to find out is to pay attention to what the other communities have up and what their physical occupancy, preleased and how much traffic they are bringing in. Also you can survey current residents and prospects that come in.
I agree with the bright colors. I would suggest you look at marketing camapaigns from the large retail companies. Let that spark you imagination.
If you are doing a makeover, google "property makeover" but don't look at the web answers, look at images. You will see signs or graphics that will spark your imagination.
Do not do exactly what they do for obvious reasons, but take a cue from them.
Lastly, where I live we have a company that I am yet to figure out who they are. They have put up a billboard all over town that looks like a wheel of fortune puzzle. About once a week they add a letter to the puzzle. So far all I have figured out is...NOW OPEN THE ALL NEW C___________ C__________. Now you would think this is not good marketing considering they are already open, however, as soon as I figure out the last of the puzzle I am sure I will never forget who they are. You could consider doing this on your banner and just add letters daily or every other day. It's pretty neat and it's become the talk of the town. It's one of those, I wish I had thought of that ideas!
