Ok- so I have interview #3 with a management company here in Vegas on Tuesday- I am to meet with the property manager and two of the companies biggest people, at their brand new location.
I have not been hired yet, I MUST bring my A game, and so I'm trying to pre-think of some ideas for marketing as if I was already employed. (The part they liked most about my resume is that I was a marketing assistant for the base in Altus, OK- so my selling point for myself, would be to push what I know- social media... However, I haven't dealt with a new property before, so I'm here for help.)
They have 205 units and are only 1% occupied.
I need any/all ideas I can get!!
It's a section 42 property- first one in Henderson, NV in a long time!
I was a leasing consultant on a lease-up for a small LIHTC community in South Carolina. Below is what we did:
1. Offered move in concessions taking money off the 1st months rent. If they were late with their rent payment, they would lose the monthly concession (example: $500 off first month's rent is $41.67 per month over 12 months. They would have to pay $41.67 in addition to the late fee if they were late). We used a separate concession addendum when they signed their lease.
2. A drawing to be held when we reached 98% occupancy for one year's free rent.
Do you have a You Tube ad? These are really popular for apartment searches. Get prices on a professional video to be done.
3. A professionally decorated model. If they can't afford that, get someone you know with a flair for decorating and visit a furniture rental store to see what all you can get for 6 months. This really helped sell the apartments. Or, a fabulous mini model. Put a presentation book together using Pinterest photos of what you would like to do. Make sure you have a good idea of your target market. I wouldn't use French Country decor if I were in an urban area.
4. Put together a power point presentation for customers who are waiting to be seen to look at while they wait.
5. If you don't already have a lease-up theme, get one. Check Peachtree Products to see what they have and suggest using one. Print photos and put in a visual presentation. Check your competition to see what they are using so you don't duplicate.

I know, you were expecting something MUCH more dramatic...
But in this world of paying for leads, we e-shop for companies and it is amazing to me that e-leads still don't get answered! Often the ILS autoresponse is all you get! :blink:
So make answering leads effectively, and following up with them at least 3 times, your TOP marketing tool!
All great ideas. Since you are targeting Section 42, you may wan to suggested a direct mailer introducing your new community. Who can pass up the chance to pick a brand new apartment?
