Dear pro

What kind of questions is asked most by potential renter about the apartment itself?

Or what the potential renter concern about the apartment/property most?

Which question(s) is hard to answer via phone or email other than invite them to a site visiting?

Such as property surrounding environment, where is party room? Is there a play ground or bus stop? Etc.

Any inside?

I'm not sure if I completely follow you, but let me try my best to answer your questions.

A blog was posted recently that discussed what amenities apartment prospects were looking for most, so that might help: www.multifamilyinsiders.com/home/multifa...search-for-most.html

Other than the property's amenities themselves, my experience was that prospects were usually concerned with safety, the quality of the school district, and proximity to their work.

As for what questions are hardest to answer, the safety question gets a lot of people, as well as questions regarding Fair Housing, such as questions about demographics.

Great info, helps a lot. Other people replay me privately and point to the similar info, such as criminal and safety question.

For the amenities or appliance in the apartment, how the virtual tour may help?

Some of virtual tour has separate 360 degree view, some of them are more comprehensive, example, has site, floor or unit map associate with 360 degree tour and embed pictures or video clip to show the fitness equipments, appliance details, etc. So, the viewer walk through the virtual interactive apartment just like they are visit the site in person.

How those virtual presentations help to attract the potential renter to visit the site or contact apartment management and increase the close rate?

Is there a study about it? Such as increase close rate by xx%, etc.

Hi Andy,
I don't have any information on that, right now, so I can't really say. If you are going down that route, however, I would suggest contacting Appliance Warehouse and CORT Furniture. There are great opportunities with both of them regarding people picking out their own furniture and appliances.

I may miss something here; I mean how the virtual tour or interactive 3D apartment can help the apartment rent. Not sure how this related with the companies you mention about.

I would apologize if I over looked something or didn’t make myself clear enough.

So let's take a 3D tour, for example, where the prospect is "walking" through the apartment. Of course, you want to have that be a furnished apartment for maximum effect, which is where Appliance Warehouse and CORT could come into play. Instead of just shopping for the apartment itself, they could pick out every part of their living arrangement. They could customize the couch in the living room, see options for washers and dryers, maybe even work with the SPCA to add a virtual puppy! :) Ok, the last one isn't very realistic, but all of these things could be changed in the virtual environment, leading to sales for Appliance Warehouse and CORT, with referral income for the community and 3D system provider.

Since I don't advertise, I get walk-in prospects. That eliminates the questions regarding location and amenities.

People are mainly concerned with safety. Next, they ask what utilities are included in the rent and if we provide refrigerators.

My amenities include 2 pools, laundry room and spacious grounds. We're also fenced (not gated).

The questions we most commonly get are:

-How much are your apartments?
-Are you running any specials?
-What utilities are included in the rent?
-Is there a lot of crime here?
-Do you have furnished units?
-How much is the application fee?
-How much is the deposit?
-What school district are you in?
-How thin are the walls/do you get a lot of noise complaints?
-Since electric is not included, what does that usually run?
-What other utilities should I expect?
-Do you have highspeed internet cable?

Andy,

On the phone I would ensure that I get as much information regarding their needs, and provide them with as much detail about our amenities, management and area. I would try to stay away from giving the price, and explain that there are numbers of floor plan to choose from, and really try to bring them into the community to view them. Sell your property and your services over the phone, and then sell the rent once they are there in person.
