Different "Class" of Units Within One Property

Has anyone tried segmenting their property into different levels of unit? In other words, have certain sections of units that have different upgrades in their units, such as granite counter tops, upgraded faucets, etc, and then market them that way. "Penthouse Level" I know many properties charge more for different unit attributes, so I'm just wondering if anybody has tried this as a specific segmentation program?

I'd be curious to hear what folks have to say about this topic. Everything I'm reading seems to indicate that there are some renters out there that are looking for those premium type amenities (sp?).

Since the homeowner markets are anemic, former homeowners who are used to finishes like engineered stone or customizing their space are missing that personalization. I'm wondering if offering that would give a leg up on the competitors at all, or even boosting retention numbers?

I'm working with some local property management folks on beta testing out our leasable kitchen cabinet systems on a few of their units. We're giving them options of a modern high gloss style, a slab door style and a shaker type style to see if it helps their numbers.

Since we manage the whole system, the PM's don't have to worry about storage or maintenance. In some cases they get an asset depreciation write off if they classify the system as furniture since it's removable. We applied for our Provisional Patent on it this spring.

If anyone is interested, I can report back with info on how it turns out.
