In the 1960's, the Jetsons were the supposed face of the future, with flying cars and robots dressing us! So let's pretend we have a picture of the future of the multifamily industry in 10 or 20 years. What will the future hold for us? What will apartment living look like then?
I believe our industry will be expand into offering more self-service options, mobility technology and automation utilizing tools and technology that we have not even seen to date. All of this will create an efficient and productive team allowing a more focus in customer service and a higher level of lifestyle and recreational choices. I also believe that what relationship with those of us who are serving and the resident will remain core and crucial to success. Face to face interaction will still occur. We are human beings after all! What do you all think?
I believe MF living will be the norm. With officials considering reducing tax breaks for ownership, the need to rent will steadily increase. In my crystal ball, I see lease terms growing past the standard 1-year. As a direct result of todays economy and optimizer rental shifts. Currently, I see a demand for longer term contracts. In my opinion people will treat rentals more like a car lease with rates locked in for 3-5 years. In 30-years communities may be inclusive of trasportation including car shares. Square footages will constrict with ammenities expanding as our population grows. Expanded mixed use developments will become the norm inclusive of schools, dining, shoping and entertainment.
