Partner with someone else (a wealthy IRO) that found that deal (no matter what asset it is) then offer to put in a small sum of your savings as equity into the deal, and ask for a large chunk of the future upside to turn the deal around. It's my opinion that most rich people don't want to do the heavy lifting. Tom Aderhold, a champion in our industry, told a group I was in one time that the key to hitting it big in this profession is to be able to solve someone elses real estate problem. He's right. Personally, I like to solve crime problems, because few seem to want to do that.
