I run a brokerage and we cover all types of financing/re-financing for affordable multi-family properties. I just found this forum, but will invite a couple other professionals in this area and see if we can get a critical mass.

Hi Lee,

I am on the finance side and have worked on lots of affordable multifamily deals. In addition to regular section 8 deals, I have done 4% and 9% low-income housing tax credit deals - both new construction and refinance. We have used Fannie, Freddie, and FHA. In addition, in 2006 I did a deal with state and federal historic tax credits along with new market tax credits. It was a real challenge to get all the pieces to fit but we got it closed and the building is up and running successfully. I would welcome a discussion page on affordable housing.

I am a marketing strategist and sales/customer service trainer with 10 years experience marketing Tax Credit apartment communites as a Marketing Director for Kettler, Trammel Crow, First Centrum and Fore Property Company. My experience is with both family and senior communities.

Currently I have three(3) clients who I serve in this industry; I present their marketing and sales training and write their marketing plans, strategies and tactics.

I am also reponsible for implementation. There is not a lot about this on my interim web-site, but more will be available on my new site which launches next month.

I communicated with Brent and I am hopeful that we will be able to either establish a separate discussion topic for affordable housing issues or set up an affordable housing group once groups are enabled on this site. Thank you all for your input to date. Hopefully we will have something more concrete in the future.

I've worked extensively with affordable properties on environmental issues going back to my days at Insignia and AIMCO.

Major issues I've assisted them with include lead-based paint, asbestos, mold, radon, underground storage tanks, and general safety programs.

I am an energy consultant specializing on affordable housing. I am part of three sessions at Housing California April 27th, 28th, and 29th on tools for affordable housing developers and owners to maximize positive economics with energy efficiency. Under contract with the California Energy Commission, I led the team that created the California Utility Allowance Calculator - an "energy consumption model" by IRS definition - which is approved by the CA Tax Credit Allocation Committee for estimating tenants' utility costs for energy efficient properties, with or without solar PV.
