New Development in 2009?

I still have a regular connection with my past life at Village Green Companies and recently met with Jonathan Holtzman, the owner and CEO, who has become sort of a mentor to me. I know they have several high profile developments in the works, of which are "On Hold" until there are some available "Dance Partners", available lenders. His responce, we are doing this deal, I just can't tell you when.

What are you hearing and or seeing, who is doing new developments this year?

We have money to do new construction deals. Low interest rates and low equity requirements but we will need a market study that shows demand. Let me know if you think we can help. Holly

We have 3 new developments breaking ground this year, and had a 2nd phase of another begin construction last Oct. It's not an easy task to pursue the financing, but it can be done.

A benefit of the change in the financial environment is the world has gotten much smaller....in other words the quality of contacts has increased if you are doing multifamily deals today.

Development has come to a halt in Saint Louis as far as I can tell. I consistently hear two to four years before we see any real activity.

We ( www.siliqua.com ) are working with multiple banks and private equity firms who are still lending on new multifamily development. Seems to be market specific.
