Too "cutsie" for me! I admire their drive to do something different.
In my case, I use the renewal incentives menu. It is my opinion, however, this doesn't make a lot of difference in the decision to move or not. It just makes those who were going to stay happier.
I haven't had anyone move because they were unhappy with maintenance, staff, etc. It has been circumstances beyond our control.
It starts with day one and the usual personal care over the next 9 months. I firmly believe this.
