I had a resident steal mine too. Fortunately we saw him on cameras. When we confronted him, he said he wasn’t stealing it. He was borrowing it for a few days.

I issued warning to her and also to another tenant SHE complained about for too much noise (music). It became a running feud and I finally said "you two need to work it out. I'm not your dad." She started in with racial slurs against him (he's black), moved out and never returned keys or gave forwarding address. The place was spotless when she moved in two years previous and it was a pig sty after she moved out. I sent a letter with photos to the apartment and it came back undeliverable/no forwarding address provided. Then she tried to sue me for her deposit and never showed up for the hearing. The Magistrate was impressed by my paper trail. And the guy who she complained about? He's still there and is quiet as a church mouse.
yes but for states like mine (NC) it’s still not legal. Regular cigarettes, cigars are just as much of a disturbance as is pot. I’m not sure other than policing the buildings that anything can truly be done.
